Château Périgord I & Château Périgord II

 

These two buildings were put up in 1972 and 1973 respectively in the La Rousse/Saint Roman district at 6 Lacets Saint-Léon, located in the north-east of the Principality of Monaco on the edge of the French towns of Beausoleil and Roquebrune Cap Martin, and are close to the Larvotto beaches and the Monte-Carlo Country Club.

 

Typical of the 1970s, they were designed by the Monegasque architect and doctor of law, Joseph Fissore, who had previously designed the Schuylkill in 1963 and the Palais Armida in 1965.

 

While Château Périgord I forms a wide arc, Château Périgord II is made up of two low-rises that are slightly offset in plan. The parcel of properties consists of a 4 to 5 level base for business and office use, overlooked by the two 30 level residential towers set back, 93 metres high.

They have facades to the south, mainly made up of large balconies, and rear facades to the north, punctuated by the verticals of the stairwells, and on which small balconies and simple windows alternate.

 

It is the largest residential complex in the Principality with some 736 flats, 146 rooms and outbuildings, 329 cellars and 452 garages, which is still very popular due to the spaciousness of the rooms and the beautiful terraces offered by these flats, as well as a very good exposure and an unobstructed view of the sea and the city for many of them.

 

These two luxury buildings, which benefit from a 24-hour concierge service and, in the case of Château Périgord I, access to the swimming pool, are located in a residential area that has been undergoing a complete transformation for years.

La Rousse/Saint Roman is one of the seven districts covered by the ordinance (i.e. with town planning regulations), modest in size (currently 0.17 sq. km out of the 2.02 that make up the Monegasque territory, i.e. 8.7% of its total surface area) but large in terms of its real estate activity, since in 2021 it will account, along with Monte Carlo, for more than half of the real estate transactions in Monaco (figures from the Real Estate Observatory – Monaco Statistics). Indeed, out of the 417 resales, this district accounts for 100, with a price per square metre of €47,710. The district thus offers many opportunities for housing, including rentals.
